I think it gets used more in spoken terms than written. I've heard and used it 1000's of times since I was a kid, and never in patronising ways.I'm yet to see it be used in a non-patronising way. Four recent examples on this forum;

Funnily enough I had a night out with John Sheridan in Leeds c1997 ish and he was using it liberally. It was a pretty brutal night to be fair. Fella’s got hollow legs. Saying it’s a Preston thing is wrong imo. But that’s just a personal view.I've always found hearing the word 'cha' used so weird but I grew up in East Lancashire where its definitely not used. I always thought it was sort of Preston area slang for 'mate' or 'pal' etc.

Yeah Salford lad I think. It was a weird one. He was between jobs so to to speak and turning out essentially for a Sunday League team in Leeds. He absolutely shouldn’t have been doing it but mobile phones at the time had Snake on them and that was it!! So you were pretty much in the clear!!Bet that was an interesting night!
